Can you describe the overall vision of this development at Stonebrook Farm?
This development will consist of ten homes with consistent European architecture, elaborate interior millwork and finishes,  and a commitment to heavily landscaped yards with outdoor living areas.

Are lots available for purchase now?
Lots are for sale, but not in typical fashion. We are not looking for investors to come in and buy lots.  We are strictly looking for people who share our vision and want to buy a lot for the singular purpose of building a home. 

How much will the typical home cost?
The anticipated median price will be $1.5 million including the lot and the house. The miminum price is set at $1.2 million.  Lots will start at $275,000. 

Why do you have a minimum price?
This is to protect the investment of all of the homeowners. Most people are as concerned with the “value” of their home as they are with the price.  If we do not set a minimum price, it will be difficult for homeowners to feel like their investment is sound.

Why so expensive?
We are providing an extraordinary product that will be in demand. The location is excellent, the neighborhood is established and has a great reputation, and these homes will be spectacular.  Similar homes are abundant and similarly priced in Atlanta and Charlotte (actually higher priced).

Can you elaborate on the connection to Atlanta and Charlotte?
There is a very legitimate comparison of Greenville to these two cities based on growth patterns, incoming business and development of industry, proximity along I-85, etc. An advantage for Greenville is that people and businesses are discovering that Greenville is a great place to live!  As more businesses locate here,  there is a need for high-end luxury homes.

Why do you think there is a need for high-end luxury homes?
I will give you a couple of answers. If you spend much time in the Cliffs communities or other developments in the mountains or on Lake Keowee, you will see that quite a few of our local residents are building multi-million dollar vacation homes. I believe that shows that it is not a “cost” issue. It is more about an availability of a great product and a belief that their investment will gain value. If a Greenvillian is willing to invest so much in a “second” home, surely they will do the same for their primary residence if they love the product.  Secondly, people relocating here from other cities are looking for homes similar to what they were living in before; for some in the high end sector, there is not much to choose from.

How confident are you that there really is a market for high-end luxury homes?
We built a home in Kingsbridge Subdivision in 2005/2006 to test this market.  We bought the best remaining lot and built a European style home around 9000 square feet with full finished basement, outdoor living areas, extensive moldings, etc. Before it was finished, we had multiple opportunities to sell it at prices far higher than any other homes had sold for in Kingsbridge. We nearly sold it for $1,700,000 but changed our mind at the last minute. My experience proved to me that Greenville indeed has a need for high-end development. This led us directly to do the Stonebrook Farm project.

How did the Stonebrook Farm project happen?
After finishing three homes in Kingsbridge, we were getting many requests to build similar homes. Unfortunately, we could not find suitable lots in existing developments. Most lots were either undesirable or too small. We referred some prospective clients to the builder team at Cobblestone Subdivision, but knew we needed to find  land to continue to build the kind of homes we were being asked to build. Through an interesting course of events, we purchased the lakefront acreage in Stonebrook Farm.

Why can’t I buy a lot and choose my own builder?
For the same reason that we have set a minimum price – we want to protect your investment. We have already turned down several opportunities to sell multiple lots to prospective buyers and investors. It would have led to a quick profit, but diminished our ability to maintain the architectural integrity of the development.  We are committed to the end product.
 
Will be spec homes offered?
Yes. The exact number and on which lots remains uncertain at this time.

What plans can we choose from.
We will use several plans from Living Concepts (www.livingconcepts.com) in Charlotte. We are currently building a Jack Arnold (www.homesofelegance.com)  on Greenlee Hill Court next to Phase 6.  We have had preliminary discussions with highly respected Atlanta architect Keith Summerour about designing a plan for us and also Neal Prince and Partners in Greenville. We will be happy to collaborate with you to choose a plan for a custom home

Would my home be part of the Stonebrook Farm Homeowners Association?
Yes. Your home will be part of the Stonebrook Farm HOA and you will be entitled to all of its amenities. Current homeowner regime fees are approximately $1500 per year.

Will this area be gated?
No. Stonebrook Farm already incorporates a gated security entrance that utilizes video surveillance.
